Who we are

BF Properties started as buildFIRST in 2003. Director Justin Thornley began with a six-month top-to-bottom restoration of a rundown villa in Linwood, Christchurch. That job set the approach that's defined every project since: do the work properly, communicate clearly, and never hand off to people you wouldn't trust to build your own home.

The rebrand to BF Properties reflects a sharper focus. We're not just a building company. We're a development partner - for homeowners who want to build once and get it right, for investors who want income-producing property without managing a build themselves, and for landowners who aren't sure what their site is worth yet.

Most builders sell hours. Most developers sell finished homes. BF Properties managesthe entire process - assessment, feasibility, consenting, design coordination,construction, and handover. Whatever stage you're at, we can step in and take it from there.

How we build, step by step

Here's how a typical project runs. Every build is different - but the structure stays the same, and so does the team managing it.

Step 1

First conversation

You tell us what you're thinking. We listen.

We ask the questions that matter - site, timeframe, budget range, what you're trying to achieve.

By the end of the first meeting, you'll know whether we're the right fit and roughly what the path forward looks like.

No cost, no obligation.

Step 2

Assessment & feasibility

If the project makes sense to explore, we do the groundwork.

We assess the site, check council requirements, and work up a realistic cost and timeline estimate.

This gives you what you need to make an informed decision - before you've committed to anything.

Step 3

Design & Consent

We coordinate with your architect, or recommend one from our trusted network.

We manage the consent process with the council.

This is where a lot of projects get stuck - we've been through it enough times to know how to keep it moving.

Step 4

Build

Senior team on site from the first day.

We don't hand your project to a sub-crew and check in weekly.

We're there, we're building it, and you have direct access to the people doing the work.

Regular updates, no surprises.

Step 5

Finishes & Handover

Fixtures, finishes, and final fit-out, coordinated so decisions are made at the right time and nothing delays completion.

Clean handover with full documentation.

Step 6

Post Completion

We stand by what we build.

Any issues after handover, you talk to us directly - not a warranty department, not a call centre.
